Intelligent Steel To Deliver In Beamhouse Yard Project

Design and installation company Intelligent Steel Solutions is partnering with Henley Construct to deliver the Beamhouse Yard, a mixed-use development in Croydon. Intelligent Steel will provide the light weight steel frame above the first-floor slab on the eightstorey development.

Designed by Maccreanor Lavington Architects, the project will include building a variety of one, two and three-storey homes. Located at the entrance to a weekly street market that has been in operation since the 13th century, the design will create an architecturally robust building that fuses with the existing character and aesthetic of the area.

Following the demolition of the existing building, redevelopment will include commercial units on the lower ground and ground floor alongside 60 residential flats. There will be associated public realm developments and landscaping throughout the area, including a courtyard, disabled parking and cycling parking. It will also provide a mix of communal roof terraces, inset balconies and gardens.

The scheme will use modern methods of construction while materials used will be in keeping with the local environment and the area's historical context. A vertical rhythm using a variety of brickwork textures will use recessed shadow gaps, decorative spandrels and continuous vertical reveals to provide a finer grain and modulation to the façade.

The benefits of light steel construction in residential buildings – performance characteristics in fire, acoustic, thermal and structural performance – are well known. Intelligent Steel is working collaboratively with Henley Construct's in-house architectural teams to efficiently calculate clash detection and accessibility issues prior to construction start, speeding the process up by up to 40% compared to traditional methods. Lightweight for medium-rise and mix-use buildings where residential floors are supported on a podium level reduce foundation requirements.

The street market will remain open throughout the works, with LSF construction meaning minimal disruption to local businesses and facilities. Waste recycling in manufacture will also help to reduce onsite waste. The Beamhouse Yard development will be complete in late 2022.
